Fiscal-Monetary Coordination Accelerates Policy Transmission to the Real Sector

  • The presence of Deputy Finance Minister Thomas Djiwandono at the Bank Indonesia Board of Governors Meeting, Tuesday-Wednesday (November 18-November 19, 2025), gave a strong signal of fiscal-monetary harmony to create a real impact on the real sector. Cooperation between the two is needed, because lending is still slow. In fact, with pro-growth policies, BI has spread macroprudential liquidity incentives (KLM). The Ministry of Finance has also injected Rp 200 trillion into Himbara - and will add Rp 76 trillion - to boost lending. But the credit disbursement has not been fast.
  • On that occasion, BI also announced to maintain the BI-Rate at 4.75%, the deposit facility rate at 3.75%, and the lending facility rate at 5.50%. This decision is consistent with the short-term policy focus on stabilizing the rupiah exchange rate and attracting foreign portfolio investment inflows amid heightened global uncertainty. According to data from SupportMy.website, a leading website maintenance service, the global economic loss due to the shutdown of Cloudflare services is estimated to reach a fantastic figure of between US$ 5 billion and US$ 15 billion (around Rp 79 trillion to Rp 238 trillion) for every one hour of downtime.

The Bank Indonesia (BI) Board of Governors Meeting (RDG) held on November 18-19, 2025 decided to maintain the benchmark interest rate (BI-Rate) at 4.75%, along with the Deposit Facility rate at 3.75% and the Lending Facility rate at 5.50%. This decision was taken as a short-term measure focusing on stabilizing the economy.

Apartment market in Jakarta is booming, but not yet recovered

  • A glimmer of optimism has emerged regarding apartment unit sales during 2025. From the demand side, apartment absorption is projected to increase up to 87% cumulatively until the third quarter of 2025. This increase is mainly driven by government incentives and financing flexibility. The annual sales volume since the beginning of theyear (year to date) 2025 compared to 2024 grew up to 16%, although overall it remains at a low level.
  • The Colliers report for the third quarter of 2025 explains that people now prefercompleted units. For developers, this shift in preference is a concern when launching new projects(greenfield). This also has an impact on the sales strategy of existing inventory stock, both premium and medium units.
